Accredited Buyer's Representative (ABR)

Buyer representation has truly become one of the most critical consumer issues and will grow more prevalent as we move into the new century. Completion of the Accredited Buyer's Representative (ABR®) designation course is an important first step towards earning the coveted ABR designation. This course covers the proper techniques and practices of buyer representation that will enhance your bottomline, review agency relationships, negotiation strategies, explain the advantages of buyer representation from the buyer's, sellers, listing and selling broker's perspectives and identify sources of buyer clients. The ABR® course is presented in conjunction with REBAC - The Real Estate BUYER'S AGENT Council. The ABR course tuition includes the first year dues towards membership of REBAC. REBAC is North America’s oldest, largest and fastest growing association of real estate professionals that practice buyer representation and a proud part of the NATIONAL ASSOCIATION OF REALTORS®

NAR's Green (GREEN)

The cornerstone of the newest training program from NAR, this 12-hour online course connects professionals from the industries of residential real estate, commercial real estate, and property management with the principles of green as well as with green building trends and practices. Students who complete this course will understand how the issues of green and sustainability impact all facets of real estate--from smart growth, new urbanism, and community development to the factors that make a building or home green to today's generation of green clients and customers. In order to earn NAR's Green Designation, students must successfully complete the core course and one of three elective courses. Students also must maintain membership with the NAR and
NAR's Green Resource Council.

Short Sales & Foreclosures (SFR)

For many real estate professionals, short sales and foreclosures are the new "traditional" real estate transaction. Knowing how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities are not merely good skills to have in today’s market – they are critical. And while short sales and foreclosures are not for the faint of heart, agents with the proper tools and training can use these specialty areas to guild their business for the long term.

Designed for real estate professionals at all experience levels, the National Association of REALTORS® (NAR) Short Sales & Foreclosure Resource certification, or SFR for short, gives you a framework for understanding how to:

  • Direct distressed sellers to finance, tax, and legal professionals
  • Qualify sellers for short sales
  • Develop a short-sale package
  • Negotiate with lenders
  • Tap into buyer demand
  • Safeguard your commission
  • Limit risk
  • Protect buyers

Senior Real Estate Specialist (SRES)

Adults aged 50+ represent more than 20% of the U.S. population. For most senior adults, the homes that they live in are their largest asset and account for most of their net worth. Completion of the Seniors Real Estate Specialist (SRES®) Designation Course is an essential step for REALTORS® in understanding the distinct real estate goals, concerns, and needs of seniors today. This course looks at key differences in housing options, from age-restricted communities to age-in-place design to assisted living; applications of the Housing for Older Persons Act (HOPA); the ins and outs of reverse mortgages; the use of pensions, 401k accounts, and IRAs in real estate transactions; and developing a team of senior specialists, including estate planners, reverse mortgage lenders, clutter and staging specialists, and more.

The Americas and International real-estate (CHIPS)

Last year 6 million ¼” drills were sold and the people buying didn't even want them! What did they want? Holes. The drill was a means to an end. That too is the role of a real estate agent, helping people get what they really want—property ownership. In international real estate you can never have enough information. Sifting, sorting and analyzing the data is a large part of facilitating a successful international transaction. As we explore the Americas, statistics will be used to compare individual countries, examine their patterns of growth and determine their investment potential.

Home Staging Professional (ASP)

This course is the premier training on Home Staging for the real estate industry. Patterned after the success principles developed by

Certified Forcloseure Specialist (CFS)

Although the nuts and bolts education included is required and first rate, the marketing methods we teach you is what makes the CFS stand worlds apart from anyone claiming they have a competitive product, class, training or offer. This is a Exclusive course offered only By Spencer Training in the State of Texas.
